Getting startedWhat is the difference between pre-qualification and pre-approval?

Pre-qualification is usually an initial estimate. Pre-approval involves a lender-specific review, but it remains conditional. The property and final documents still need to satisfy the lender.

Getting startedDoes a pre-approval guarantee financing?

No. A property review, appraisal, insurer approval or updated information may still be required. Confirm what has and has not been reviewed before relying on a pre-approval.

Getting startedCan I speak with Amir Fetanat before applying?

Yes. Call 778-881-0262 or use the contact page to prepare an email describing your plans and preferred time to connect.

IncomeCan I qualify if I am self-employed?

There are different lender approaches to self-employed income. Your operating history, documentation, credit and equity help determine which programs may be suitable.

IncomeCan rental income be used?

Some lenders consider eligible rent, but calculation methods differ. Bring leases, property expenses and information about any existing rental mortgages.

RenewalsShould I accept my bank’s first renewal offer?

Compare the offer with your goals and other available options. Review prepayment terms, penalties, amortization and costs as well as the rate.

RenewalsCan I refinance at renewal?

You can request a review, but increasing borrowing or changing the mortgage may require a new qualification assessment. A refinance is different from a straightforward renewal.

CostsDoes a lower monthly payment mean I save money?

Not necessarily. A longer repayment period can lower the payment while increasing total interest. Compare both cash flow and total cost over the same period.

CostsAre your calculator rates live offers?

No. Rates entered in the calculators are illustrative assumptions or figures you supply. Ask Amir Fetanat for options based on a current lender review.

CostsWill I pay a broker fee?

Compensation depends on the lender and transaction. Ask Amir Fetanat to explain any lender fees, broker fees and other costs applicable to your file before you commit.
